CAMPSITE OCCUPANCY      

                                         Rates are for 2 people and one camper or tent.  Only one unit allowed per site.                                                  Additional people are extra, under 17 are free.  Max campers per site is 6.

DAILY CAMPING          Sites are limited and we highly encourage reservations.

 

DEPOSIT                        Reservation system collects 25% of your total camping bill as your deposit

                                        Credit will be issued for early departure ONLY with a legitimate reason.

PLEASE READ EVERYTHING BELOW!!

 

1. General: Thank you once again for being a member of the Fox Fire Family. Fox Fire Campground is a seasonal recreational campground. All campsite agreements are recreational daily or seasonal site licenses only and are not residential leases. Seasonal occupancy does not establish residency, tenancy rights, or any right to renewal or continued occupancy beyond the contracted camping season. Campground management reserves the right to reasonably interpret and enforce campground rules and policies for the safety, operation, maintenance, and enjoyment of the campground and its guests.

Fox Fire Campground operates each year from May 1st through October 15th. Our campground consists of 81 sites across approximately 15.5 acres and can accommodate nearly 300 guests at any given time. Because so many people share this small piece of paradise, we have established rules and policies designed to help everyone enjoy a safe, peaceful, and respectful camping experience.

Please read this policy letter carefully, as updates and revisions may have been made since prior seasons. We strongly recommend keeping a copy in your camper or trailer for reference throughout the season.

We understand this document has become lengthy over time, and it was never our intention to create an extensive list of rules. However, every policy included here exists because of situations and experiences that have occurred either within Fox Fire Campground or at neighboring campgrounds. These policies were developed to protect the comfort, safety, security, and enjoyment of all guests while minimizing misunderstandings and conflict.

Our goal is to promote camper responsibility, goodwill, neighborliness, and mutual respect so that everyone may enjoy their time at Fox Fire Campground to the fullest extent possible.

This policy letter applies to all guests, including seasonal and daily campers. By signing a campground contract — or by remaining on campground property whether a contract is signed or not — guests acknowledge and agree to comply with all campground rules, policies, limitations, and property boundaries outlined herein.

There are no exceptions to these policies. All prior agreements, understandings, or contracts are superseded by each new annual contract. All camping agreements expire on October 15th of each calendar year unless otherwise stated in writing by campground ownership.

Guests who violate campground policies will generally be notified of the violation and given an opportunity to correct the issue when appropriate. Failure to comply with campground rules may result in termination of your camping privileges and removal from the property without refund.

Above all, our goal is to treat every guest fairly and respectfully, and we deeply appreciate the trust you place in us each season. We simply ask for the same courtesy and respect in return as we work to provide a safe, enjoyable, and family-friendly campground environment for everyone.

2. Camp Site Boundaries: The primary width boundary lines run from electric meter to electric meter between each site and parallel along the length of each trailer. The exception to this boundary is any stairwells, gas tanks, and trailer side expansions that exist along the side of that site. All campers must ensure adequate room for their neighbors to access their trailers on the meter side (port side) of their trailers. must approve all future stairwells, sheds, porches, and appliances that are desired to be added. Not The campground owner getting approval may be grounds to remove that object or termination of your contract. All site front and back boundaries go from the trailer to 36 inches from the edge of the road, unless the site has another site in front of or behind it or if there is no road to defining a boundary. In these cases, the boundary in front of or behind a trailer is up to 8 feet unless less space is required to permit reasonable public thoroughfare. All property on site must be a minimum of 18 inches from the edge of each side boundary with the exception of the septic drain pipe and all objects must be at least outside of a 3-foot radius of your neighbor’s electrical post to ensure they can safely and adequately access it.  You must permit adequate access for your neighbor to access the backside of their trailer (i.e. no wood stacking, sheds, screen tents, etc. within 3 feet of your neighbors’ trailer). Lakeside sites will maintain the same standard boundaries like the rest of the campground. Roads are not in site boundaries and are to be maintained by the campground management. All seasonal guests will keep their lot maintained and are responsible for its good appearance to include cutting grass (Camp owners have a courtesy push mower available for your use).  Use common sense in vague areas. Not having a camper immediately next to you does not imply you have the freedom to expand your site. Rates are based on these standard dimensions. Any campers expanding their site beyond published site boundaries will be asked to move items or site fees will be increased without notice or explanation.

3. Fireworks:  No airborne fireworks or fireworks thrown into our lakes will be permitted due to town ordinance and common sense. Any violations are a breach of contract and will be grounds for your removal from the premises. Anything handheld or that stays on the ground is acceptable. Airborne fireworks have landed on other property and cause damage to include awnings, tents, cars, etc. Litter from fireworks is not welcomed if left on grounds or in lakes or woods and must be cleaned up immediately.

4. Pricing: Maximum number of people staying overnight is 6 people per unit and per site. State law DHS 178.11 (4)(a) only permits 6 people per unit as verified per the state inspector. The maximum camping unit per site is one. Additional guests other than immediate family (i.e. husband, wife, and their children) staying overnight must register in the office and pay $5 per adult per night for 18 and over, $3 for 12 to 17, and under 12 is free. Extra units are not permitted on any site, tents included. If an extra unit is discovered on a site, the renter will be charged at that site's full daily rate unless it is for accompanied minors under 17 only. In this case, no fee will be charged but in no case will more than one extra tent be allowed per site. These minors must be part of the single-family renting that site (i.e. husband, wife, and their children). It does not include extended family. 

Additional Liveaboard Fee - This is a special request to live here full time and must be verbally made with the owners in every case. Our seasonal price rates were never intended for campers to live up here full time. Due to an increase in interest in “liveaboards”, we have an additional required liveaboard fee of $550 which will be added to your regular seasonal rate. A “liveaboard”, for our purposes, is defined as anyone who is living in their trailer for more than a combined 15 days per month consecutively throughout the season for at least two months and doesn’t return to any other residence during that time. Prices are subject to change based on demand. Anyone seen violating this policy and living aboard 7 days a week without paying the additional fee will be considered a breach of contract and will not have their contract renewed the following year. Legal action may be taken.

5. Camping Accessories: Most accessories are permitted on each site. The exception is any accessories that require water or electricity that exceeds the amperage of the site to run or be maintained. Any such items will be permitted at the discretion and permission of the campground owner. These items must be cleared through the campground office before setup occurs or additional charges may be incurred. Sheds can be no larger than 6x6 and made of plastic or other light weight material and are permitted only if site boundary rules are followed and cleared by the campground owner. Pre-existing sheds larger than this or made of wood are grandfathered in. Remember all accessories and cars must fit adequately within site boundaries or you will be asked to move them. Campers with existing decks and shed that does not meet this criterion are grandfathered in as long as they are not creating safety or space problems for the sites next to them. The campground’s electrical system is not designed to run the electrical requirements of your second home – they are designed for camping!! Therefore, minimize your use of electronics. No hot tubs are permitted. Only one A/C unit permitted per site unless on a 50-amp site. If our outlets short out or catch fire due to over usage or are used in a fashion not consistent with this regulation, you will be responsible for the cost of repair!

6. Off-Site Parking and Storage: Parking, at no additional cost, of vehicles, is only allowed within site boundaries (see #2). Only 2 vehicles maximum is permitted on-site at any one time. Your boat constitutes 1 vehicle. Under no circumstances is parking permitted on any open sites! If you are caught parking on any open site, you will be charged at the full rate for that site without notice or you will be towed at your expense if you are not available to move your vehicle...no exceptions! (this causes us to lose a lot of business as campers come in unexpectedly off the road looking for a site and left because they couldn’t find one...DON' T DO IT! Any additional vehicles must be parked in our main storage area behind the mobile homes or other campground owners agreed to location. Long term storage of all vehicles/trailers (to include cars, trucks, and boats) during the season will cost an additional flat rate seasonal fee of $50 per vehicle. All vehicles must have some site number identification somewhere on that vehicle, so we can ensure whom the vehicle belongs to and that you have paid. Don’t abuse this program or we will be forced to take a more serious stance on this in the future. Any other locations for storage other than our main storage area will have to be negotiated and at the discretion of the campground owner and will also be charged as negotiated. Camp owners are not responsible for damage to any vehicles. Ensure all vehicles are adequately insured.

7. Garbage: The dumpsters are now under 24-hour video surveillance! Due to continued abuse of our garbage service by campers as well as local nearby residents off campground, the dumpsters will now be closely monitored. Please bag all garbage AND PLEASE FOLLOW ALL RULES BELOW. DUMPSTERS ARE FOR BAGGED GARBAGE OR FOR UNBAGGED RECYCABLES ONLY!!!!!!!!!!!!! PLEASE PLACE IN CORRECT DUMPSTER. ANY VIOLATORS WILL BE CHARGED $500 FOR ILLEGAL DUMPING . ALL GARBAGE MUST FIT WITHIN OUR CONTAINERS - NO EXCEPTIONS!

a.    DO NOT DUMP YOUR HOME GARBAGE IN OUR BINS! It will not be tolerated! It’s not our responsibility to pay for your home garbage! We don’t have the capacity – DON’T DO IT!

b.   YOU MAY PLACE CARDBOARD BOXES IN THE RECYCLE DUMPSTER AS LONG AS THEY ARE BROKEN DOWN AND COLLAPSED. Make every attempt to burn your boxes in your fire rings. Wisconsin State regulators forced us to remove our burn barrels. They state that all boxes should be burned in your fire rings! We know this is not logical but those are the state rules.

c.   DO NOT DUMP ASHES IN DUMPSTER OR IN THE WOODS. This is due to potential fire hazards. Ashes will be cleaned from your fire ring UPON REQUEST. Leaves and pine needles may be taken to our debris pile in the back of the campground dump station. Also do not leave garbage in your fire rings when not in use as it attracts animals. Do not burn toxic products in your fire rings such as carpets and rubber products.

d.   DO NOT DUMP OR LEAVE SMALL APPLIANCES, TV’s, PUSH MOWERS, FURNITURE, BEDS, METAL WASTE, ETC. YOU WILL BE FINED IF CAUGHT!. This applies to in or around the garbage dumpster or anywhere in the campground!! Garbage personnel will not pick these items up and we are not responsible for them...YOU ARE! The Waste Management (WM) recycling center on Hwy J will accept these items. They are a block down on the right after a left turn from Hwy 47 East. Check with them for current prices as they are subject to change. Trig’s recycling Center is a second option for you behind Trig’s Food Stores in Minocqua. It is your responsibility to take any items other than household garbage and pay any costs the centers require.

e.    DO NOT DUMP GARBAGE IN RECYCLING BIN. Recycling has been commingled meaning glass, plastic & tin can be put in the same container—no sorting required! Please note the signs designating each container. 

f.    DO NOT DUMP NEWSPAPERS INTO GARBAGE. Place them in the newspaper bin inside the fish cleaning house. This does not include catalogs, magazines, or glossy sales papers which should go into the recycling bin.

g. WE DO NOT RECYCLE METALS. DO NOT DUMP THEM IN THE CAMPGROUND!

8. Fish cleaning house: Fish Cleaning House is for paying campground guests only! Please newspaper wrap & bag (provided) all fish waste and dispose of an outside garbage dumpster.  Keep the house clean.  THAT INCLUDES DRAIN UNDER THE SINK! Please keep this area clean. If the state violates us for not keeping this area clean enough, we will be required to close it. This area is for your use, not your abuse. Thank you for your help!

9.  Pets: are allowed, but must be kept on a leash, pet mess must be cleaned up even in the woods where children play!!  Pets must not be left unattended and are not allowed in buildings or in the beach area. Barking dogs left outside that are uncontrolled or unattended will not be tolerated.  NO EXCEPTIONS!!

10. Noise:  We have working people in the campground. Therefore, quiet time is 10:00 P.M. for adults and minors alike. Minor children must be at their campsite within 30 minutes of quiet time.  Loud disturbances after quiet time will not be tolerated. If you have a noise complaint DO NOT approach the offending individual. Instead, contact the owner any time of day or night or call the police if we cannot respond. We will deal with the problem and if the problem continues after our warning, the offending individual will be removed from the campground accompanied by the Vilas County Police Department if necessary. 

11. Seasonal Late Payment: We sincerely appreciate the continued support of our seasonal and daily campers. Timely seasonal payments are essential to the operation, maintenance, and improvement of Fox Fire Campground for the benefit of all guests. Seasonal camping rates are discounted rates offered in exchange for full advance payment for the camping season. Seasonal agreements are recreational seasonal site licenses only and do not create a landlord-tenant relationship, tenancy rights, or any right to continued occupancy beyond the expiration of the seasonal agreement.

A. Payment Due Date: All seasonal balances are due in full no later than May 1st of the applicable camping season.

B. Late Payments and Loss of Discounted Rate: Accounts not paid in full by May 7th will lose any discounted returning seasonal rate previously offered and will revert to the campground’s current standard seasonal rate. Additional late fees may also apply.

Campers anticipating difficulty making payment on time are expected to contact campground management prior to the due date. Any payment arrangements must be approved in writing by campground management.

C. Electrical Service and Account Default: Electrical service is provided as part of the seasonal camping agreement and remains contingent upon the seasonal account remaining current. Seasonal accounts not paid in full by June 1st, unless prior written payment arrangements have been approved by campground management, may be considered in default of the seasonal agreement. Upon default, campground management reserves the right to suspend electrical service to the campsite until the account has been brought current.

Campers are solely responsible for protecting and maintaining their personal property during any interruption or suspension of electrical service, whether caused by weather, maintenance, emergencies, account default, or other operational circumstances.

Campground management strongly recommends that campers not leave perishable food or temperature-sensitive items unattended in trailers for extended periods.

Electrical service will be restored once the account has been brought current and campground management has confirmed safe reconnection of service.

D. Default and Contract Termination: Failure to maintain a current account or comply with approved written payment arrangements may result in termination of seasonal status, refusal of future seasonal renewal, or termination of the seasonal agreement. All seasonal agreements expire automatically at the end of each camping season unless renewed in writing by campground management.

E. Collection Costs: Campers shall remain responsible for all unpaid balances and may also be responsible for reasonable costs associated with collection efforts, court costs, or other lawful expenses incurred by campground management in recovering unpaid amounts.

F. No Waiver: Failure by campground management to enforce any provision of these rules at any time shall not constitute a waiver of future enforcement of any rule, policy, or contractual obligation.

12. Selling of Campers on Site: Selling of your camper is permitted provided the camper is under 20 years of age and is well maintained. Selling your camper on site is not your right or your privilege to advertise or approve your new buyer to stay on site. Campground owners reserve the right of refusal of the Buyer on any grounds

13. Dump Station Use: New dump station is behind the office. It is free to all seasonal and daily campers at Fox Fire. It is $10 per dump for non-residents. 

14. Subletting:  Subletting of sites will not be permitted under any circumstances.

15. Wood/ Firewood / Fire rings/ Picnic Tables:  All wood on the premises not transported here by guests is campground property. Any tree trunks, fallen, standing dead or alive, or cut up are off-limits for camper use. If you are identified as taking any of our wood, you will be charged. Any cut woodpiles, long logs, cut firewood, split or otherwise anywhere on the campground, standing or on the ground is off-limits. Any taking of wood will be considered an act of theft. You are not entitled to our wood, our fire rings, or our picnic tables as they are campground property. Picnic tables will be maintained in good order and will be provided on each site, however, tables will no longer be stained. DO NOT MOVE OR REMOVE PICNIC TABLES FOR ANY REASON!

         All fire rings, unless brought in by a seasonal personally, are campground property. Fire Rings are not to be moved or acquired under any circumstances without owner approval.  Dead branches that are on the ground only may be collected for use in campfires. We sell firewood at a reasonable rate in the office to help defer the costs of our lumberjack annual cost. Do not dump your ashes from your fire rings in the garbage or anywhere in the campground. If you need your fire ring cleaned, please inform the owners or the front office, we will provide that service within our ability and time schedule.

 16. Sheds, decks or laying down of outdoor carpet:  Small light plastic sheds are the only shed now permitted. Existed wood sheds are grandfathered in. Decks or outdoor carpet/tarps or other covering are not permitted. Those with decks are grandfathered in. However, sale of existing decks in campground upon your departure is no longer permitted. Decks whether sold or not are required to be removed from the premises upon your departure by you or your new owners expense.

17. Private Lands: The campground is surrounded by private lands. These lands are 100% off-limits to all camping guests, seasonal or daily. Piers, to include the owner’s pier, are also off-limits. Please respect the campground owners, our neighbors, and our collective property and privacy as much as we respect you and yours. Remember, sound carries across the lakes and our neighbors notice!

18. Trees / Branch Trimming:  Trees are not to be planted by campers without owner approval. All trimming of trees on your site must be approved by campground owners before accomplished. We will accomplish trimming as time permits and as safety requires. Guest accomplishing these tasks will be on a case by case basis at the camp owner’s discretion.

19. Satellite dishes/ obstacles: Satellite dishes are welcome if they fit within your site dimensions. They must be clear of all traffic and lanes that allow people access to the front and back of their trailers and must be clear of all obstacles and pose no hazards to people or property. THEY MUST BE REMOVED BY CAMPER WHO PLACED IT THERE UPON DEPARTURE!

20. Winterization: Winter storage costs $300 for the winter. Storing your trailers here for the winter is free providing you are returning the following season and have signed a new contract and made a deposit of $550 the year prior. If you leave before the following season. You will be billed for $300. We do not provide winterization of trailers. At the end of the season, if storing trailer here for the winter, please disconnect your water lines from our source so we may blow out the water lines for winter. Your trailer is solely your responsibility. Again, if you store your trailer here over winter and do not return the following year and have not paid for your winter storage you will be charged $300.00.

21. Liability: Campground owners will not be held liable for any damage to guest property carried out by others or due to weather or other acts of God.  Any injury due to negligence or improperly maintained campers or vehicles is not the campground owner’s responsibility and we will not be held liable for these items. Also, no lifeguard is provided by the campground on the premises and swimming is at your own risk.

22. Emergencies: If you have a medical emergency always dial 911 first and then, if we may be of assistance, please call us and let us know. We are happy to help with any emergencies to the best of our abilities.

23. Zero Point Fitness: We are very proud to bring you a new fitness center to the campground. Zero Point Fitness is open year-round to all. It is a complete gym with a fitness training service and is a fully functioning gym separate from the campground. We have special rates for our seasonal campers. A separate application and waiver agreement will be required upon joining the gym. Fees for campers are $20/month or $99 for the season per person.

24.  Golf Carts, Dirt Bikes, and ATVs: Golf carts are generally not permitted in the campground except where mobility of a disabled camper requires it. Under no circumstances are they to be used for joyriding by minors. Minors under 16 years old are not permitted to operate any motorized vehicle on the campground. Operation of ATVs is not permitted at all in the campground and they must be trailered in and out of the park. Dirt bikes are also not allowed in the campground.

25.  Late-season Seasonal site requests:  No longer accepted after June 1st. All request must apply on line to be put on a waiting list.

26. Beach Use: Our beach is private for camper and gym members only. The campground beach is available for all paid daily and seasonal campers and their registered and paid for the guest as well as all paid for gym members. Under no circumstances may campers or gym members bring the public or unpaid for guests to the beach. It is just too small. Pets are not allowed in the beach area, and there is absolutely no fishing in the beach area which is designated by signs. No boat parking either. Violations will be dealt with on a case by case basis.

27. Cabin:  We have a camping/sleeping cabin. The cabin has no water and guests are required to bring their own bedding. Rates are $95 per night. $95 deposit required. Deposits are non-refundable inside of 14 days of the start of the reservation and can be reserved online like any other site.

28. Camping Worker Policy.  We no longer accept camper workers here in our campground. However, if you are working elsewhere, monthly rates will apply. Seasonal stays not permitted.

29. Boats on Little Bass Lake.  Due to the congestion of boats being left on our shore of Little Bass Lake, we are having to manage the number of boats as well as how and where they can be stored. All forms of boats or floats of all kinds are restricted to a 20-boat maximum along the shoreline of Little Bass Lake. We will no longer permit more than this number left on our shores. All boats must be registered with the front office and must display a decal of the site number it belongs to on the bow of the boat. Any boats not so numbered or registered with being removed off the shore and moved to our storage area behind the mobile homes. If these boats are not claimed by the end of the year, we will dispose of the boats in a fashion that is the least expensive to us. 

    Parking/storing of boats on the lake shore: No boats will be permitted along the shoreline between the northern edge of the designated beach area and the camp boat rental shack at the southern end of the shoreline. We have cleared more area for boats on the shore south of our rental boat shack. Provided boat storage racks will cost $50 per season and must be registered with the campground staff. All boats must be locked. If we must move a locked boat due to being in an unapproved location, unpaid, unregistered or un-numbered, we reserve the right to cut the lock which will be replaced at the boat owners’ expense and move the boat to our storage area. If we are at our maximum of twenty boats on the shore, no more permissions will be given and interested parties will be put on a waiting list.

30. Generator usage. No generator use is permitted at any time except by request from the owners and only for short term emergency use when power has been interrupted.

31. Mobile Homes and Park Models: Mobile Homes and Park Models are no longer permitted in the campground including for seasonal stays. All trailers within the park must be 100% removable by the owner without professional help unless previously approved by the campground owners. Pre-existing mobile homes and park models within the park already are grandfathered in and welcome to stay provided the units are maintained well enough to be removed off premises without notice within 30 days. 

32. Commercial vehicles are not permitted on site: We are not a place for you to conduct business out of. Any commercial vehicles or trailers will have to be stored offsite an an approved storage location at our current standard off site storage rate.

33. Power interruptions: Your electrical power is all obviously linked together, site to site. On occasion, power interruptions may occur due to weather, maintenance or through electrical emergencies (such as a camper hitting a power post). Your power may be interrupted at any time and for any of the above reasons without advanced notice! As such we do not recommend keeping any sizable amount of food in your refrigerator while you are away. Any losses will be yours and not the expense of the campground owners

34. Signing Seasonal Contracts: Every year seasonal contracts are renewed in the fall for the following season. On or about September 15th every year, Camp owners will announce the seasonal contract signing start. Seasonals will have approximately 63 days to review this document, in its latest revision which is always available at foxfirecampground.com under the tab "Rates/Info" and make the determination as to whether they will be returning.

Contracts signing requirements:

1. No copies of the contracts will be permitted to leave the office until the contract is signed and a $550 deposit is made in full

2. All contracts must be signed while physically in office by the person responsible for paying for the site, i.e. you can't have one of your children come in to pay and sign for it unless they are paying for the site themselves with their own money. A financially responsible adult only may sign and then pay for the deposit or we will not release the contract until these conditions are met.

Here are the critical deadlines for contracts to be signed and deposits made:

Oct. 15th - Any contracts signed and deposits of $550 or more by October 15th will be granted the discount rate for the following year providing the person is a existing seasonal the year prior. Any contracts not signed or signed without a full deposit will not be released or accepted

Nov. 15th - Remaining contracts must be signed by this date. Discounts will not be provided. Discounts will also not be awarded to new seasonals as the discount is only offered for returning seasonals as a show of our appreciation for returning.

 

After Nov. 15th - Anyone not renewing their contracts by Nov 15th will be assumed to be not returning and camp owners will start making preparations to either fill the site with a new seasonal or open to daily camping.”

By signing your contract, you agree to ALL the terms in this regulation and agree to pay in full by May 1st of the applicable year

35. Termination of contract: Our contract with you is seasonal only and exists for only one season at a time. You must renew your contract every year and are subject to any new prices or rules for that given year. Also, this contract may be terminated due to seen and unforeseen circumstances or at any time due to the closing of our Fox Fire Campground business by the owners. In such an instance, you will be refunded the balance of your contract or arrangements made for you to finish the agreed contract if possible. If not possible, the owners reserve the right to terminate the contract, refund any balances due, and close the business. Furthermore, by signing our contract, you acknowledge that you alone are responsible for your property and that you will at all times maintain the means, both physically and financially to remove your trailer, decks, sheds, and all other personal property from your site or elsewhere on our grounds within 30 days from said premises upon notice to do so. We recommend that if you are not able to do so, please work towards ensuring that you are able to do so. Responsible RV ownership demands it.

By signing the contract, you agree to abide by ALL terms of this regulation. If you have any questions or concerns, please come and talk to us. Let's all try to remember to have fun and be considerate of your neighbors and respect their property.
